Who we are

VM Properties is the trading name of VM Properties FZ-LLC, a real estate brokerage based in Ras Al Khaimah, United Arab Emirates. When you send us an enquiry through this website, we are the ones who decide how your information is used, which makes us the controller of it.

What we collect

We only collect what you choose to give us. The contact form and the enquiry form on a property page ask for your name, your email address, your phone number and your message. The property enquiry also records which listing you were looking at, so that whoever replies knows what you are asking about.

Like any website, ours runs on servers that keep technical logs, which include your IP address, your browser and the pages you requested. We use these to keep the site working and secure, not to build a profile of you.

What we do with it

We use your information to reply to you, to arrange viewings, and to help you buy, sell or rent a property. That is the whole of it.

We do not sell your information. We do not share it with advertisers. We do not add you to a marketing list because you asked a question about a villa.

Who else sees it

Your enquiry is seen by the VM Properties team, and by the agent handling it.

If you ask us to act for you on a specific property, we will share what is necessary with the parties to that transaction, such as the developer, the landlord or the relevant authority. We will not do this for an enquiry that has not gone anywhere.

We also rely on service providers who host this website and deliver our email. They process information on our behalf and are not free to use it for anything else.

Third parties this site calls

The maps on our property pages are drawn using map tiles served by CARTO. Loading a map means your browser requests those tiles directly, which discloses your IP address to CARTO. If you never open a page with a map, no such request is made.

Where we link to WhatsApp, following that link takes you to WhatsApp, and what happens there is governed by their terms and their privacy policy, not ours.

We do not run analytics, advertising pixels or trackers of any kind on this site.

How long we keep it

We keep enquiries for as long as we are dealing with them, and for a reasonable period afterwards in case you come back to us. Where a transaction completes, we keep the records for as long as UAE law requires us to. When there is no longer a reason to hold your information, we delete it.

Your rights

Under UAE data protection law, and in particular Federal Decree-Law No. 45 of 2021, you can ask us to:

• tell you what information we hold about you
• correct it if it is wrong
• delete it
• stop using it, or restrict how we use it
• withdraw your consent, where our use of it rests on your consent

Making a request

Email [email protected] and tell us what you want us to do. We will not charge you for it, and we will come back to you as quickly as we reasonably can. If you are not satisfied with our answer, you are entitled to complain to the UAE Data Office.

Keeping it safe

This website is served over an encrypted connection, and access to enquiries is limited to the people who need it to do their job. No system is perfectly secure, and we will not pretend otherwise, but we take the protection of your information seriously.

Changes to this policy

If we change what we do with your information, we will change this page, and we will change the date at the top of it. It is worth a look if you have not read it in a while.
